Exterior Facade Painting: Preparation and Application

Why surface preparation determines paint life, the stages of application, weather dependency and what affects durability.

Short answer

The life of exterior paint depends far more on surface preparation than on the coating itself. Applied without removing flaking layers and filling cracks, even a premium paint fails quickly.

Facade painting looks straightforward from outside, but the result is decided entirely at the preparation stage. When paint fails early, the cause is almost never the paint.

Stages of application

  1. Surface inspection. The facade is worked on rope; bulging areas, cracks and damp points are marked.
  2. Cleaning. Dirt, algae and loose layers are removed.
  3. Repair. Cracks and lost render are made good with suitable material.
  4. Primer. A coat that evens out the absorbency of the substrate and lets the paint bond.
  5. Topcoat. Usually two coats, respecting the specified drying interval.

Weather dependency

Painting is more weather-sensitive than cleaning. Rain, high humidity, very low or very high temperatures and strong wind make application impossible. Quotes therefore carry a weather allowance; that is not a sign the job will slip but that it has been planned realistically.

Choosing a colour

Colour is usually the most debated point among unit owners. To make the decision easier, we recommend a small trial patch on part of the facade before full application — colour reads differently from a swatch once daylight and scale are involved.

Why rope access?

The advantage in painting is that the facade can be completed section by section, so residents do not have to live with a covered facade and a closed car park for weeks.

Frequently asked questions

Why does facade paint fail early?

Almost always because of inadequate surface preparation. Applied over flaking layers and unfilled cracks, even a premium coating fails quickly.

What season is best for facade painting?

Periods with little rain, low humidity and moderate temperatures. Rain, high humidity, extreme temperatures and strong wind prevent application.

NoteThis article is general information. A survey is required to assess your building.

Let’s talk about what your facade needs

Just tell us how many floors your building has and what you see on the facade. We’ll arrange the survey; the survey fee is deducted from the total if we carry out the work.
