Facade and Insulation Repair

Falling render and bulging insulation become a falling-object hazard over time — and a liability for building management.

A crack in a facade is not only cosmetic. Loose sections are a serious risk where there is pedestrian traffic below, and the building can be held liable for any resulting damage.

Scope

Water ingress

Water entering the facade collects behind the cladding and breaks down the adhesive.

Thermal movement

Day-night temperature swings drive expansion and contraction in the cladding.

Installation defects

Insufficient adhesive or missing mechanical fixings.

Ageing

The material simply reaching the end of its service life.

When it should not wait

If material has already fallen to the ground, if large areas sound hollow under hand pressure, if there is visible separation at the parapet or soffit, or if balcony soffits have begun to shed, the work should not be postponed.

Frequently asked questions

Repair or full replacement?

If the hollow area is a small part of the facade, localised repair is both cheaper and sufficient. Where the problem is widespread, repeated local repairs cost more over time than full replacement — we say so honestly after the survey.

How is safety managed during the work?

Before any loose section is removed the ground below is cordoned off and the falling-object zone is closed.

Just tell us how many floors your building has and what you see on the facade. We’ll arrange the survey; the survey fee is deducted from the total if we carry out the work.
