Sealant and Joint Renewal

Damp inside flats most often starts at perished facade joints. Repainting the interior does not fix it — it postpones it.

The most common mistake with water ingress is treating the symptom as the source. Painting over the stain does not stop the moisture; a few months later the paint blisters again.

Scope

Signs the water comes from the facade

The stain sharpens after rain, concentrates at window edges or panel lines, appears in several flats on the same vertical, and plumbing checks found nothing.

The old joint is removed completely

Running new sealant over old does not work; the new material will not bond to the old surface.

The surface is cleaned and dried

Applied to a damp substrate, the new sealant separates quickly.

A product matched to the cladding is applied

Curtain walling, composite panel and concrete each require different products.

Why rope access suits this work

Joint renewal is usually needed on specific lines, not the whole facade. Scaffolding is uneconomical for such localised work; on rope we descend only to the areas that need it.

Frequently asked questions

How long do joints last?

It depends on the product and on sun exposure. South-facing facades weather noticeably faster under UV, and salt air accelerates it further.

Does the whole facade need renewing?

No. The survey identifies which lines are failing and the quote covers only those areas.
